EPA Asbestos Guidelines for NH Home Inspections

Asbestos is a mineral fiber that can only be positively identified with a special microscope.

Asbestos exposure leads to two conditions

  • Mesothelioma is a cancer of the lining of the chest and abdominal cavity
  • Asbestosis is when the lungs become scarred with fibrous tissue. Asbestos material that would crumble easily if handled or has been sawed scraped or sanded into a powder is more likely to create a health hazard. Until the 70’s many building products contained asbestos

Asbestos can be found in

  • Furnace ductwork insulation
  • Resilient floor tiles, backing on vinyl sheet flooring and tile adhesives. Sanding tiles or scraping up adhesive backing can release fibers.
  • Asbestos cement roofing, shingles and siding when sawed, drilled or cut.
  • Insulation used between 1930 and 1950
  • Textured paint and patching compounds used in walls and ceilings before 1977.
